Report lands in your inbox

A clean, plain-English report with a clear bottom line — often the same day, and we'll always tell you the timing up front.

Primary records. Plain English. Every claim cited.

LotRead is the consumer side of Parser LLC, a Massachusetts property-research company. We don't resell a third-party data feed — we go to the same primary sources a title researcher or attorney would: the Registry of Deeds, municipal building departments, assessor databases, court dockets, and FEMA flood maps.

Then we do the part those sources don't: we read it, connect it, and write it up in language a normal person can act on. Every line in a LotRead report points back to a specific filed document — a deed book and page, a permit number, an assessor record — so you can verify it yourself or hand it to your agent, lender, or attorney.

LotRead is a research service, not legal, tax, or financial advice. We give you an accurate, organized picture of a property so you can make the call — or get a professional the head start to make it with you.

Source-cited on every claim

Each data point links to a filed document, deed book/page, or permit number. No black-box conclusions.

Frequently asked questions

If your question isn't here, email us.

Where does the data come from?
From primary public records — the same sources a title researcher or attorney would use: county Registries of Deeds, municipal building departments, assessor databases, court dockets, and FEMA flood maps. We don't resell a third-party data broker's feed. Every claim in your report cites the specific filed document it came from, so you can verify it yourself.
How long does it take?
Most reports are delivered the same business day, and many within a few hours. Larger or more complex properties (and the HNW Concierge tier) take longer because a person reviews them. We confirm the expected turnaround with you up front, and if you're on a tight offer deadline, tell us in the form and we'll do everything we can to prioritize it.
Do you cover my state?
Buyer Research and the investment reports run on any U.S. address. Our ongoing home-monitoring products (Watch My Home, Tax Monitor, LienWatch) are deepest in Massachusetts today and expanding. If you submit an out-of-area address and something isn't available yet, we'll tell you before you pay — never after.
Is this legal, tax, or financial advice?
No. LotRead is a research and document-preparation service, not a law firm, CPA, or financial advisor. Our reports are factual research compiled from public records, written to help you (and any professional you work with) make an informed decision. For legal, tax, or investment advice on your specific situation, consult a licensed professional — and hand them the LotRead report to save them the records pull.
What if I just want to keep an eye on a home I already own?
That's exactly what Watch My Home is for, and it's free to start. We monitor your address and alert you the moment anything is recorded against it — a new lien, a deed change, or an assessment that jumps. It's the simplest defense against title fraud and surprise tax bills. Just enter your own address in the form above and pick "I own it — monitor it for me."
How does payment work?
Billing is launching soon. Right now you submit an address with no card required; we confirm the exact report, scope, and price by email before any work is charged. When live billing turns on, you'll pay securely by card and nothing is charged until you've approved the scope.

Don't buy a property you haven't read.
