Terms of Service
Effective June 3, 2026
1. Who we are
"LotRead," "we," "us," and "our" refer to Parser LLC, the operator of lotread.com and the LotRead reports and monitoring services (the "Services"). By accessing the site, submitting an address, or ordering a report, you agree to these Terms of Service.
2. What the Services are — and are not
LotRead produces research reports and document summaries compiled from publicly available records — including registries of deeds, municipal building departments, assessor databases, court dockets, and federal flood maps — and organizes that information in a readable format.
The Services are an informational research product only. They are not:
- legal advice or a legal opinion, and do not create an attorney–client relationship;
- a title search, title abstract, title commitment, or title insurance;
- tax, accounting, investment, or financial advice;
- a home inspection, appraisal, survey, or real-estate brokerage service;
- a substitute for the advice of a licensed professional in your jurisdiction.
You are responsible for any decision you make. For decisions with legal, financial, or tax consequences, consult a licensed professional — and feel free to give them your LotRead report as a starting point.
3. Accuracy and source data
Our reports draw on third-party public records that we do not control and that may be incomplete, delayed, mis-indexed, or contain errors at the source. We compile and present this information in good faith but do not warrant that it is complete, current, or error-free. Records are reported as of the date we retrieve them. Always verify anything you intend to rely on against the original filed source — which we cite — or with a licensed professional.
4. Eligibility and acceptable use
You must be at least 18 and able to enter a contract. You agree to use the Services only for lawful purposes and to provide accurate information. You agree not to: use any report to harass, stalk, or harm any person; make eligibility decisions governed by the Fair Credit Reporting Act (FCRA) — LotRead is not a consumer reporting agency and our reports are not "consumer reports"; scrape, resell, or redistribute reports without our written permission; or attempt to disrupt or gain unauthorized access to the Services.
5. Orders, pricing, and payment
Prices are shown on the site and may change. Submitting an address creates a request, not a charge — we confirm the report, scope, and price with you before any payment is taken. When paid billing is enabled, payments are processed by a third-party payment processor; by paying you authorize that charge. Because reports are custom research delivered digitally, completed reports are generally non-refundable, but if we get something materially wrong we will make it right — contact us.
6. Subscriptions and monitoring
Some Services (such as Watch My Home, Tax Monitor, and LienWatch) provide ongoing monitoring and alerts. Monitoring is a best-effort service that depends on the timeliness of public-record sources; we cannot guarantee that every change will be detected or that an alert will be delivered. You can cancel a subscription at any time; cancellation stops future renewals.
7. Intellectual property
The site, its design, and the format of our reports are owned by Parser LLC. When you purchase a report, you receive a personal, non-exclusive license to use it for your own real-estate decision. The underlying public records are not owned by anyone and remain freely available at their source.
8. Disclaimers
The Services are provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent permitted by law.
9. Limitation of liability
To the fullest extent permitted by law, Parser LLC and its members will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost opportunities, arising out of or related to the Services. Our total liability for any claim relating to the Services will not exceed the amount you paid us for the specific report giving rise to the claim (or $100 if the report was free).
10. Indemnification
You agree to indemnify and hold harmless Parser LLC from claims arising out of your misuse of the Services or your violation of these Terms.
11. Changes to these Terms
We may update these Terms from time to time. The "Effective" date above reflects the latest version. Continued use of the Services after a change means you accept the updated Terms.
12. Governing law
These Terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Massachusetts.
