Privacy Policy

Effective June 3, 2026

The short version: We collect only what we need to run your report and reach you about it — mainly the property address and your email. We don't sell your personal information. We use a few trusted processors (analytics, email, and a payment processor) to operate the service.

1. Who we are

This policy explains how Parser LLC ("LotRead," "we," "us") handles information in connection with lotread.com and the LotRead Services. If you have questions, email [email protected].

2. Information we collect

Information you give us: the property address you submit, your email address, the situation you select, and any notes you add to the request form.
Payment information (when billing is live): handled directly by our third-party payment processor. We do not store full card numbers on our servers.
Usage and device data: standard analytics such as pages viewed, approximate location derived from IP, browser type, and referring site, collected through our analytics provider.
Public records: to produce a report we retrieve records about the property from public sources. These are about real estate, not about you, and are already publicly available.

3. How we use information

To research, prepare, and deliver the report or monitoring you requested;
To contact you about your request — confirmations, scope and price, delivery, and support;
To process payment when paid billing is enabled;
To operate, secure, and improve the Services and understand how the site is used;
To comply with legal obligations and enforce our Terms.

4. How we share information

We do not sell your personal information and we do not share it for third-party advertising. We share limited information only with service providers who help us run LotRead, under contracts that limit their use of it:

Analytics — PostHog, to measure site usage;
Email delivery — to send confirmations and deliver reports;
Payment processing — to handle transactions when billing is live;
Hosting and infrastructure — including our content-delivery and tunnel provider.

We may also disclose information if required by law, to protect our rights or the safety of others, or in connection with a business transfer.

5. Cookies and analytics

We use a privacy-conscious analytics setup that relies on in-memory/session storage rather than long-lived advertising cookies. We do not run third-party ad trackers. You can block cookies in your browser; the site will still work.

6. Data retention

We keep request and report information for as long as needed to provide the Services, support you, and meet legal and accounting requirements, then delete or de-identify it. You can ask us to delete your information sooner (see below).

7. Your choices and rights

You can ask us to access, correct, or delete the personal information we hold about you, and to opt out of non-essential email. Depending on where you live (for example, under Massachusetts law, the CCPA in California, or the GDPR in the EU/UK), you may have additional rights. To exercise any of these, email [email protected] and we'll respond within a reasonable time.

8. Security

We use reasonable administrative and technical safeguards to protect your information. No method of transmission or storage is perfectly secure, so we can't guarantee absolute security, but we work to protect what you share with us.

9. Children

LotRead is intended for adults. We do not knowingly collect personal information from anyone under 18.

10. Changes to this policy

We may update this policy as the Services evolve. The "Effective" date above reflects the latest version. Material changes will be posted here.
